The family houses have P+1 floors, the occupancy rate of the plots ranges from 30% up to 34%, while the density index ranges from 0.50 to 0.55, depending on the type of house and the size of the adjacent building plot. The facilities are from the regulation line of the private passage to at a distance of 3 to 5 m.

The form and architecture of the house represents a contemporary expression of the traditional, and for the given spatial context, experientially appropriate form - the Vojvodina house in the shore. The building has a reduced cubic form with a small number of overhangs and corners, and a large number of window portals. The design of the house is conditioned by the desire for a more optimal shape in terms of energy efficiency. A membrane made of LLD slats was installed over the second floor and the flat roof of the building. On the one hand, it gives the modern cubic form the aesthetics of a conservatory with a gable roof, on the other hand, during the summer period, in combination with greenery, it represents a shade over the glass surfaces, while on the third, it serves as a substructure for solar panels at the most optimal angle, forming a specific functional combination of flat and sloping roof.


The designed family house is organized longitudinally along the northern border of the plot so that the wall towards the northern neighbor has no openings. Next to it are the entrance corridor, technical rooms, storerooms, toilets, and a single-legged staircase that is illuminated from above by a skylight.

The ground floor of the house is organized as an open space and represents the daily area of ​​the building. Viewed from the entrance, there is a two-height living room, a two-sided kitchen as the center of the house, a dining room and a pool buffet. The entrance part of the building consists of a garage and from it there is a separate technical entrance to the house.

Each of the above-mentioned contents of the ground floor flows visually and functionally through architecture and interior design into the courtyard through large glass portals, which, when opened in the summer, create a complete connection between the ground floor and the courtyard.

On the first floor of the building there is a master bedroom with a wardrobe and a bathroom, two children's rooms, a bedroom and a bathroom. All rooms on the first floor have access to the terrace, which is a bay window along the entire perimeter of the floor (except on the north side) and during the summer months it serves as a shade for the glass surfaces of the ground floor.

The roof of the building is flat and open. Organized as a roof terrace, covered with slats and plants, it is visually completely protected from the view from the roofs of neighboring buildings.
